RULE: Every Candid builder-client site must surface Tarion warranty coverage on every new-home product/landing page, with 1-2-7 structure named and CSS forms referenced
Rule (Candid Creative default for every Ontario residential builder client):
- Surface Tarion warranty coverage on every new-home product/landing page — not buried in a privacy-policy-style footer. Buyers research Tarion before signing.
- Name the 1-2-7 structure explicitly (1-year workmanship, 2-year building envelope/systems, 7-year MSD) — see Tarion 1-2-7 warranty in full — year-by-year coverage from possession through year 7 (workmanship, building envelope, distribution systems, MSD).
- Reference the post-May-2024 CSS forms (Initial 40-day, Mid-Year, Year-End with permanent 10-day grace, Second-Year, MSD) — see Tarion claim forms post-May 2024 CSS reform — 40-day Initial, new Mid-Year, Year-End (with permanent 10-day grace), Second-Year, MSD. Minto's post-move-in pages are the cleanest pattern observed (May 2026 builder-website Tarion-disclosure audit — Tridel/Minto/Tamarack have dedicated Tarion pages; Daniels/Brookfield/Empire less explicit; cleanest pattern is per-project warranty workflow).
- Link to Tarion's MyHome portal so buyers know where to file claims.
- Acknowledge deposit protection limits — current freehold tiers ($60K / 10% to $100K) and the April 2026 / Jan 2027 notice rule (O. Reg. 17/25 freehold deposit change — from April 1, 2026, buyers must notify Tarion within 45 days of signing to qualify for full coverage; tier change deferred to Jan 1, 2027).
- Use the permitted phrasing — "Backed by the Tarion Warranty Corporation," not "Tarion-approved" or "Tarion Registered Builder." See Tarion / HCRA marketing rules — builders must NOT use "Tarion Registered Builder" post-Feb 2021; must display HCRA licence; "Backed by the Tarion Warranty" is permissible.
- No language implying Tarion endorses the builder's construction quality.

Why: The 2024 deposit-payout crisis ($100M+ from the Guarantee Fund — Tarion Guarantee Fund — 2024 payouts >$100M (largest single year in program history); 900+ deposit claims drove the $250 capital-replenishment surcharge) and the AG-driven 2024 CSS reforms have made Tarion coverage genuinely top-of-mind for new-home buyers. A builder who explains it clearly converts faster than a builder who hides it.
How to apply: During every new builder-client website build, the project landing page template should include a Tarion-disclosure block by default. Pre-construction projects also need the April 2026 freehold deposit-notice mention from late 2025 onward.
